Celebrating Gateway South Centre
The Canadian Condominium Institute, South Alberta Chapter (CCISA) proudly announces Gateway South Centre as the 2025 Condominium of the Year! Located in Lake Bonavista, this 500-unit geothermal concrete building opened in 2007 and stands as a model of innovation, teamwork, and community pride. Gateway’s success is rooted in its proactive Board of Directors, dedicated on-site management team, and engaged residents.
Seven years ago, the Board reimagined management to better serve residents. Today, a full-time General Manager, two Community Administrators, and an Operations team ensure responsive service, improved efficiency, and fiscal responsibility. Through foresight and planning, Gateway has avoided costly special assessments, including after a roof and elevator incident—both handled without financial burden to owners.
Recent upgrades include a full renovation of the Owners Lounge and modernized guest suites, with plans to convert a smaller lounge into a Business Centre. Working with designers, the Board has achieved consistent, stylish updates that respect the budget while enriching resident amenities.
Gateway South Centre fosters strong communication through the Shift Suite portal, newsletters, and welcome packages for newcomers. Events from AGMs to weddings are proudly hosted in the Lounge and courtyard, reflecting the building’s sense of community and belonging.
Residents proudly note that there have not had costly special assessments, enjoy peace of mind and have seen many improvements over the years. Industry professionals alike praise Gateway’s leadership, recognizing it as a “best-in-class” property, citing exceptional maintenance and proactive risk management. Gateway South Centre’s pride in being active members of CCISA since 2019 is evident through their visible involvement and displayed membership certificate.
At CCISA’s Annual General Meeting on September 25, the Board accepted the award with gratitude. Later, CCISA President Adrian Breitwieser attended Gateway’s Town Hall, celebrating the Board’s commitment to safety, stewardship, and community spirit. Congratulations to the Board, management team, and residents of Gateway South Centre—CCISA’s 2025 Condominium of the Year!
