Barrie's condominium market has remained relatively stable through the spring, with both condo apartments and condo townhouses continuing to attract steady buyer interest.

In May, a total of 29 condo apartments sold in Barrie at an average sale price of $482,772, representing a 10% increase compared to April. The average days on market was 76, indicating that buyers remain selective despite the improvement in prices. Sellers achieved, on average, 96% of their asking price, reflecting continued negotiation between buyers and sellers in the current market environment.

Sales in the condo townhouse sector have been slow this year, which is not uncommon in a softening market. As freehold homes have become more affordable in recent months, many buyers have shifted their attention toward freehold townhouses and semi-detached properties rather than condo townhouses. While the purchase price of a freehold property may be slightly higher, the absence of monthly maintenance fees makes these homes a compelling alternative. As a result, freehold townhouses and semi-detached homes have become direct competitors for condo townhouse sellers.

Last month, only 6 condo townhouses sold in Barrie at an average sale price of $420,667, representing a 3% decrease compared to May. Despite the slight decline in pricing, market activity remained relatively strong, with properties spending an average of just 30 days on the market. Notably, sellers achieved 100% of their asking price on average, indicating that well-priced condo townhouses continue to attract motivated buyers.

A statistic worth monitoring is the number of conditional sales. There are 20 condo units currently sold conditionally, and with 16 sales already recorded in June, this suggests that transaction activity may continue to strengthen in the coming weeks.

Things to consider when buying in a slower, more balanced real estate market:

  1. View as many properties as possible before making a decision. There are a large variety of condo units for sale in Barrie right now in various condominium complexes. Get a feel for each community and make sure the lifestyle is a good fit.
  2. When you are ready to put in an offer, make sure to add conditions that protect your best interest. Purchasing real estate is one most expensive purchases you will ever make, so make sure to cover all your bases.
  3. Choose a Realtor wisely. Not all agents know what each condo complex has to offer and how they differ from other buildings. With inventory being the highest that it has ever been, now is the time to get out and view properties as there is a good variety to look at and some great opportunities for buyers.

Things to consider when selling in a slower, more balanced real estate market:

  1. Be one step ahead of your competition. This means being mindful of how others are priced - especially if there is a chance that they may need to adjust their asking price. If you're serious about selling, thoughtful pricing from the start can help position your condo competitively and attract the right buyers.
  2. Do everything you can to make your condo unit stand out. Painting, staging and decluttering can be a lot of work, but remember, you only have one chance to make a great first impression.
  3. Interview multiple Realtors. The condominium market in Barrie is quite different from the freehold housing market, so it would be wise to choose to work with a local agent who understands condo living and the unique trends in the condo market.
