Your Search for Condominium Manager/Management Services

From the CCI Review 2021/2022-3 March 2022 issue of the CCI London Chapter

There are reasons for condominium boards to begin a search for new condominium management services. It can be an easier process now because there are many more avenues to explore for assistance in securing it to best serve the community when there is a need. There continues to be a shortage of managers to take care of the growth in condominiums. The task can be lengthy and fraught with indecision. There are tools available to make the search process easier than it used to be.

In previous editions of the CCI Review, we have shared information on the difference between property versus condominium management, the hiring and interview process, and more. You can find those articles in past issues of the publication here:.

If you have a list of managers/management companies you would like to pursue, the one place to search to confirm licensing and other information that comes under the legislation they are responsible to administer is the Condominium Management Regulatory Authority of Ontario (CMRAO). It is recommended that every board periodically review requirements of the condominium manager / management company to ensure those who service their corporation are up-to-date.

From the website:

The Condominium Management Regulatory Authority of Ontario (CMRAO) began operations on November 1, 2017 to provide stronger consumer protection for Ontarians living and investing in condominiums. Through effective regulations, the CMRAO strengthens the condominium management professional and helps to protect consumers in Ontario’s complex and rapidly growing condominium sector. The CMRAO is the regulatory body that sets standards and enforces mandatory licensing of condominium managers and condominium management provider businesses

In the interest of consumer protection, all CMRAO licensees are required to follow a number of rules as outlined in the Condominium Management Services Act, 2015 (CMSA), and its regulations. The CMRAO works in the public interest to licence and regulate condominium managers and condominium management provider businesses, maintains a public registry, and administers a complaints process.

Complaints received by the CMRAO could lead to disciplinary hearings that could result in penalties if the Discipline committee determines that a licensee has failed to comply with the Code of Ethics regulation. The CMRAO publishes it regulatory decisions to maintain transparency and

All licenses issued by the CMRAO must be renewed annually. Annual licensing fees cover the period of June 1 to June 30.

The CMRAO takes complaints against its licensees seriously and takes appropriate action in the interest of consumer protection. Details about actions proposed and executed by the Registrar are publicly available on the CMRAO website in the Compliance section.. Information about CMRAO licensees and the status of each licence (including conditions on a licence) is available in the Public Registry.

CMRAO publishes and sends out quarterly-e-newsletters for stakeholders. You can subscribe to receive them so that you are up-to-date with relevant news about their work and insight into the growing condominium sector. You can also find so much more. You can subscribe to the CMRAO Quarterly here.

The information is timely and helpful for managers and boards. You can also like and share CMRAO on social media to receive updates.
