Preparing Your Condominium for the Fall

Yes, it’s true. After that hot, humid summer, the leaves are finally starting to change. With the autumn colours setting in, we as Canadians know that winter is just around the corner. What does this mean for condominiums?

Yes, it’s true. After that hot, humid summer, the leaves are finally starting to change. 

With the autumn colours setting in, we as Canadians know that winter is just around the corner. What does this mean for condominiums? 

One thing you don’t want to let “fall” through the cracks, is your autumn inspection. Fall prep can make for easier winters, and therefore, smoother springs. 

During your upcoming inspection, make sure you pay special interest to the following areas: 

Roofs and support structures

When was the last time you had any support structures or roofs inspected? When winter comes and that snow starts to hit us hard, it’ll be heaviest in the weakest spots and “problem” areas that have been ignored. 

Save yourself a spring repair bill and address any potential issues. Pay special attention to rain gutters, anchors, and ALL roofs for wear and tear. 

Sidewalks, driveways, and anywhere people will need to walk

If someone is walking on it, or parking on it, you need to pay attention to it. Accessibility and accident prevention during your fall maintenance plan will help to ensure to avoid slips and falls, and hefty expenses down the road. 

Check for cracks, signs of alligatoring/spalling, and that the sidewalk/pavement is level. Have you noticed or have there been reports of sinkholes, uneven concrete, or faded parking lines? Make note of potential problem areas to have your contractor take a look at during the inspection.

Water taps and drains

One of the best ways to avoid a large bill in the springtime? Check your water taps and drains for mould, damage to drywall, flooring, landscapes, and more. Talk to your contractor about prevention and maintenance so that future inspections run smoothly, and that any current issues are inspected and repaired immediately.

As a condominium manager or board member, it’s important that you keep a list of concerns ready to discuss with your contractor during the inspection. As a unit owner, it’s imperative that you raise any concerns to your management company or board so they can handle any current or potential issues as soon as possible. Talk to your board or management company about what you can do in the future to help prevent the above concerns from getting out of hand. 

By following these tips, we can all enjoy the fall season.
